        Occupied and Vacant Home Staging

Home: Homepage_about

JS Home Design has been staging homes in the Washington market for over 14 years. From condos to luxury homes, occupied and vacant - we are the seller’s secret weapon. Our goal is to make your house as appealing as possible to the most potential buyers, resulting in propertiesselling faster and for more money.

Grow Your Vision with US!

We customize the staging for each property, accentuating the best features and minimizing the not-so-attractive areas. We use our own furniture, as well as accessories from our extensive inventory of in-trend pieces. The result is a range of textures and layers that helps your house stand out in on-line photos. To provide the best service and protect your home, we use professional movers that are fully licensed and insured. We are proud to be two-time winners of Bethesda Magazine’s “Best of Award for Home Staging.”

Staging Works

Expert staging highlights the best features of your house and minimized potential distractions, so that buyers of all tastes and preferences can imagine living there. 95% home buyers begin their search for a house online. They are busy, and in our instant-image world, your home will have one brief encounter to make an impression, so it best be a positive one.

Home staging is the behind-the-scenes work before your home is presented to buyers and agents. It’s a spruce up that promises to highlight the best features of your house and minimize potential distractions, so that buyers of all tastes and preferences can imagine living there. 95% of home buyers begin their search browsing the web. Properly staged, your home will have the eye-catching photos needed to drive buyers to your door.

Buyers need to envision themselves living in your home. Less is always more. Often viewers of photos will be distracted by odd furniture layouts, rooms that don't convey an obvious function, taste specific artwork or bold paint colors. You want buyers to see the positive features of the house so that they will want to visit. Remember, you are selling your house, not your stuff.

Buyers look at empty rooms and see flaws in the architecture, spaces without purpose and no reference point to help them envision living there. This is particularly true on the Internet, as empty houses simply can’t photograph well.

beautiful. Thank you!

J. M. - Potomac      Home Seller

I was very wary of having my home staged before it went on the market. Like many homeowners, I have my own personal style that I am proud of, especially when it comes to art. But Joan offered me so many choices and communicated so well with me that we immediately reached a happy understanding. After the staging, I was proud of the way my house photographed and showed once it was on the market. I got so used to the art and furnishings, I forgot they weren't mine. I thank Joan and her assistant Tiffany for helping  sell my house.

Lisa Stransky Brown, Washington Fine Properties

I have happily and successfully worked with JS Home Design for many staging projects over the years.  From homes in the suburbs, to condos in the city, she can deliver what the camera and the buyers are looking for.  She has impressively transformed individual rooms and entire homes.  We do not hesitate to recommend her to sellers and know our photo tours and listing process will be far improved with her skills and decor involved!

Joan is a delight to work with.  She has the unique ability to work with large open spaces in newer construction as well as older homes that are more compartmentalized.  Her understanding size, space, color and lighting is exceptional.  One can tell she enjoys her profession.
